Should Madison County be under a
Level 3 Snow Emergency during
the time of a scheduled Sheriff's Sale the sale will be postponed.
The sale will take place on the following Friday at 10:00 AM
in the Courthouse.
Madison County Sheriff Sales
County Sheriff sales are advertised every Sunday in The Madison
Messenger, pursuant to the requirements of law.
The sales are held on Fridays
at 10:00 A.M. at the door of the Madison County Court House.
All sales start at 10:00 a.m. on the date
listed, at the Madison County Court House, 1 N. Main St., London,
The bidding starts at two thirds
of the appraised value unless otherwise noted. The purchaser
shall be responsible for costs, allowance, and taxes that the
proceeds of the sale are insufficient to cover.
Beginning in December 2016 a second sale
date will be scheduled if property does not sell on first sale
date. At that sale, there will be “NO” minimum bid.
Any additional costs and taxes owed for the action that are
not covered by the sale, will be collected within 30 days of
confirmation from the purchaser. However, the Plaintiff
will have 14 days, from the date of sale to redeem the property
by paying the full purchase price.
All properties sold at Sheriff’s
sale are sold on an “AS IS” basis and has no warranty or guarantee.
The appraisal may or may not have been an inside inspection
of the property and the Sheriff nor the Appraisers are liable
for the condition of the properties that are appraised.
Terms of sale: Deposit requirements as
If appraised value of property is appraised
$10,000.00, deposit will be $2,000.00
From $10,000.00 to $200,000.00, deposit
will be $5,000.00
From $200,000.00 & up, deposit will

Sheriff, include, transfer tax & conveyance fees which will
be added to the balance due.
All funds paid to the Madison County
Sheriff must be in cash or certified check.
Delinquent taxes paid by the
plaintiff, current taxes prorated to the purchaser to the date
of the auction. The purchaser assumes all taxes from the date
of the auction.
The bidding starts at the amount of taxes
owed. The purchaser is required to pay at least this amount
the day of the sale. The purchaser is responsible for any additional
costs of this action which is due within 30 days of confirmation.
Both must be paid in cash or certified check.

Purchasers information form needs to be filled out prior to
the sale and brought to the Sheriff’s Office after the sale
when paying your deposit.
